Frequently asked questions in connection with the purchase of building land

Here you can get answers to the most frequently asked questions about the sale of building plots.
Can I reserve a building plot?

Yes, you can reserve a building plot for 2 months at a time with the option to extend the reservation. If several people want to reserve a plot, the reservation cannot be extended when it expires. On the page with the plot you want to reserve, you can press the button at the top with "reserve a building plot" and fill in the form.

If a purchase offer is received for the land during the period you have it reserved, you have 5 working days to decide whether you want to buy the land or not by submitting a purchase offer.

I want to buy a plot - what do I do?

On the page with the land you want to buy, you can click on the button at the top with "submit purchase offer" and fill in the form.

You will receive a copy of the purchase offer in your e-box when it has been signed by the municipality. You will also receive an invoice for the plot in your E-box approximately 10 days before the takeover date.

The land must be paid no later than the day of takeover.

Reason for tender:

Sønderborg Municipality reserves the right the right to reject all tenders received. Sønderborg Municipality also has the opportunity to enter into negotiations with bidders after the bidding deadline. After the bid deadline, you will be notified in writing whether Sønderborg Municipality has decided to sell the area or has chosen to reject all tenders received.

Do I need a lawyer?

You must make sure to correct the transaction yourself. This can be done through a lawyer or another agency that takes care of the registration of the deed.

Can I cancel my purchase of building land?

As a buyer, you have a right of withdrawal of 6 working days. It is 6 working days from the day Sønderborg Municipality has signed and thus accepted the purchase agreement. Should you regret your purchase, the right of withdrawal costs 1% of the purchase price.

As a buyer, do I have to carry out soil surveys myself in relation to soil pollution?

The buyer must arrange for soil investigations to be carried out on the plot. This means that you must contact a geotechnician yourself or talk to your construction company about this. The soil survey may preferably be carried out before the day of takeover. 

Soil surveys have not been carried out by the municipality, as the soil can vary within the individual plot, it is therefore most appropriate to carry out surveys when you know the location of the house on the plot.

If Sønderborg Municipality has information about soil pollution on the plots in question, it appears on the page for the individual plot.

Do I have to check for myself if all the side posts are on the ground?

According to the terms of sale, the buyer is encouraged to investigate whether all the boundary poles that mark the plot are there. This must be done within 14 days of taking over the land. 

If some boundary poles are missing, the municipality pays the cost of re-establishing the boundary poles within 14 days of taking over the land.

From experience, it can be difficult for the buyer to find the boundary poles on the plot, especially in slightly older plots. That does not necessarily mean they are gone. It may be necessary to dig a little into the ground in the area where they are set. You should be aware that marker piles are not the same as boundary piles.

What do I have to pay in connection fees?

In addition to the purchase price, you must pay for connection to electricity, water and heating.

Connection to wastewater is prepaid by the municipality on all plots. The remaining connections are paid directly to the utilities upon request for connection.

Can I apply for a building permit before the takeover date has occurred and before I have received a deed to the land?

Yes, but you can not get the building permit issued before the land has been paid for and thus taken over. If the building permit is ready before the takeover day, you can choose to pay the purchase price before the takeover day. Thus, you get the building permit issued and can start construction on the site.

What do I do if a cable cabinet / lamp post or something else gets in the way of my construction?

If it turns out that a well, a cable cabinet, a lamppost or, for example, a tree stands in the way of your construction, and you want it moved, you must pay the costs yourself. You may only move it by further agreement with the municipality.

In connection with the purchase, a wiring plan can be handed out in most of the municipality's plots, where the location of cable cabinets, lampposts etc. is stated, so that it is possible to adapt the location of the house and the driveway. We always recommend inspecting the conditions on the plot.

Should I be concerned about ancient monuments and other archeological finds on my building site?

If there is a risk of finding significant earth-fixed ancient monuments on the building plots, this is specifically mentioned on the individual plots. 

If, during the construction work, against expectations, there are earth-fixed ancient monuments or other cultural-historical installations, the construction work must be stopped immediately to the extent that it affects the ancient monument, and Museum Sønderjylland - Arkæologi Haderslev is advised. In this case, the client must not bear the costs of any archaeological investigation.

When should my house be built?

The construction on the site must be completed no later than 3 years after the takeover. If this is not complied with, the municipality can buy back the land.

The municipality is not obliged to repurchase the land.

Can I resell my undeveloped land?

The land may not be resold undeveloped without the municipality's permission. If you make a profit from the resale, the buyer is obliged to pay the difference between the resale price and the original purchase price to the municipality, however, less documented expenses incurred.
