In the spring of 2024, an unsettled case is ongoing regarding the dividing line on the north-eastern part of the plot. It may be that approx. 25 m2 is transferred to another property. Sønderborg Municipality is selling the property, i.e. both registers for a total price of minimum DKK 995.000 incl. VAT. The buyer must himself re-establish the supply connection to the plot and pay any connection fee.

Om Helved 1, Augustenborg

The property Helved consists of 2 registers (register no. 85a and 279 Helved, Notmark) of respectively 7.507* m2 and 1.139 m2, which are located on opposite sides of the road Helved.

In the area you have everything you need: There is daycare in the area, a kindergarten in Asserballe, daycare centers and primary schools in Fynshav and Augustenborg. Midtals Free School with classes from 0 to 9 is located in the middle of the village. All schools have SFO.

Nørreskoven, perhaps Denmark's longest coastal forest, is only a stone's throw away, and behind it lies Lillebælt with Taksensand Lighthouse as the area's landmark. There are only approx. 3 km. for ferry hire and shopping in Fynshav. Bus route 225 between Sønderborg and Fynshav stops 300 meters from the property, and it is only 20 minutes by car to Sønderborg City.

When can I take over the plot?

The takeover date must be specified by the buyer no later than 3 months from the date of the bid.

Do I have to pay the connection fee myself?

Yes, the buyer must himself re-establish the supply connection to the plot and pay any connection fee.

How do I start building on the plot?

The property is located in a rural zone and therefore requires a rural zone permit from Sønderborg Municipality for new construction and subdivision.

For inspiration, we have attached a land zoning permit for a villa of approx. 200 m2 as well as an outbuilding of approx. 100 m2.

You must apply for a specific construction project when the property is purchased. The land zone permit may have special requirements for appearance, location and building style etc. See more in the document "Land zone permit Helved 1, 6440 Augustenborg".

The land zone permit also allows for subdivision of a plot of 1200 m2. This means that the remaining areas can be sold off for amalgamation with other property.

On the western smaller cadastre you get a terraced slope that was previously used as a living area and seating area for the inn. The eastern and largest cadastre is planned and ready for development.

Is the ground contaminated?

There are no registered or known soil contaminants on the site or nearby.

Have soil surveys been carried out?

No, no soil investigations have been carried out on the area. The buyer can, at his own expense and in agreement with Sønderborg Municipality, carry out investigations.

Is there a risk of flooding?

The property is not assessed to be burdened by floods and the risk thereof. See possibly "Flood Map".

Road and access

Sønderborg Forsyning has a project over cadastre 85a for a technical facility located in the eastern boundary.

An area deduction for the extension of the road Helved of approx. 495 m2 ("Map of reduction of area due to road").

The purchase price will not be adjusted because of this. The retaining wall between the road and cadastre 279 will be repaired by the seller before the takeover date.

Property assessment and tax
